House Rules Overview & Important information
- No Parties: Parties are strictly prohibited at our property.
- Minimum Age: Guests must be 24 years or older to make a booking.
- Group Restrictions: We do not accept bookings for Schoolies, Hens, or Bucks groups.
- Respect the Neighbours: In compliance with QLDC noise rules, there shall be no use of outdoor areas between 10pm and 8am. Amplified sound, including music, is prohibited in outdoor living areas from 8 pm to 8 am. We require you to move inside and close the doors and windows. Noise must be kept to a minimum. Excessive noise or non-compliance may result in fines.
- Security Deposit: A security deposit of $1,000.00 is required before check-in. This will be pre-authorised on your credit card and released after your stay.

Noise Monitoring System: All of our properties are equipped with a noise monitoring system that continuously tracks noise levels (without recording audio/conversations) and promptly alerts the property manager if noise exceeds permissible limits. This system assesses decibel levels across the property, solely focusing on sound intensity without recording or eavesdropping, ensuring no collection, storage, or sharing of personal data occurs.

We had the loveliest stay at Villa Tihi and couldn’t recommend it more highly! Everything was beautifully appointed, the beds were incredibly comfortable, and the location was fantastic – just a short walk into town.
The villa was so warm and cosy, which was perfect for our stay, and we really appreciated the layout of the bedrooms, ensuites and bathrooms, which gave everyone plenty of space and privacy.
It really felt like a home away from home. We would happily stay at Villa Tihi again and would love to return one day. Thanks so much for having us!

The views are breathtakingly beautiful, it’s a short 10 minute walk into the heart of Queenstown. The hosts are attentive and care about your stay. We can highly recommend this property, although we would like to keep it all to ourselves!

We wanted to stay somewhere special for a family holiday for 8 of us and this did not disappoint, it is one of the nicest places we’ve ever stayed at. The view looking out to Lake Wakatipu is spectacular and such a highlight. Everything was well equiped, the sheets and linen felt high quality, the amenities included everything we wanted and more. Luxury Away were very attentive and response to our messages and even assisted with receiving and delivering some medical supplies we needed during our stay, going above and beyond. Thank you for an amazing stay!
My family and I absolutely loved this home! It was beautiful, spacious and had incredible views. The spa was a highlight and the bunk bed room for the kids. Would stay here again in a heartbeat.
