The spacious Master Bedroom, complete with a wardrobe and en suite, is privately situated on the top level. A double bedroom is located on the same level as the living room, while two additional bedrooms on the lower level offer direct access to the outdoor area.

House Rules Overview & Important information
- No Parties: Parties are strictly prohibited at our property.
- Minimum Age: Guests must be 24 years or older to make a booking.
- Group Restrictions: We do not accept bookings for Schoolies, Hens, or Bucks groups.
- Respect the Neighbours: In compliance with QLDC noise rules, there shall be no use of outdoor areas between 10pm and 8am. Amplified sound, including music, is prohibited in outdoor living areas from 8 pm to 8 am. We require you to move inside and close the doors and windows. Noise must be kept to a minimum. Excessive noise or non-compliance may result in fines.
- Security Deposit: A security deposit of $1,000.00 is required before check-in. This will be pre-authorised on your credit card and released after your stay.

Noise Monitoring System: All of our properties are equipped with a noise monitoring system that continuously tracks noise levels (without recording audio/conversations) and promptly alerts the property manager if noise exceeds permissible limits. This system assesses decibel levels across the property, solely focusing on sound intensity without recording or eavesdropping, ensuring no collection, storage, or sharing of personal data occurs.

We absolutely loved our stay. The location was great for us as we had hired cars, possibly a little far if you wanted to walk into town but definitely doable. The views were just incredible. The place itself was super clean and tidy. The spa was honestly the biggest highlight for us, day and night! We had the most spectacular time and would love to go back!

We had a wonderful stay! The house is incredibly spacious, well-equipped, and had everything we needed. It felt very homey from the moment we arrived. The kids especially loved having so much space to play, and we all enjoyed the beautiful views, we simply couldn't get enough of them throughout our stay.
The host was very thoughtful and checked in with us to make sure we had everything we needed, which we really appreciated. The location is perfect, close to shops and the airport, making it very convenient while still being a great place to relax.
We enjoyed our stay so much that we could have stayed forever. Highly recommended for families or anyone looking for a comfortable, welcoming place with amazing views!

We had a few issues in check in - no coffee pods, kitchen cloths, cutting boards, dish brushes etc - but these were quickly sorted out once I communicated with the responsive hosts.
Lots of stairs, like many places in Queenstown - something to be conscious of.

The home is beautiful with a spectacular view of the surrounding mountains and the Frankton Arm of Lake Wakatipu. It is a 10 minute drive from downtown Queenstown. The property is modern, immaculate, and has all the conveniences we would have wanted.
Our family really enjoyed our stay here. Was a beautiful home and a very quiet area.
